Your Lenders Are Spying On You

We deal with our clients for a short amount of time, but the lender is in constant communication with them for years. And whenever your customers are asked who their mortgage company is, they will usually answer the name of their lender. Some lenders are better at stealing our clients then others. As a real estate investor I have had loans with several different lenders. One of my properties had a loan from a lender called JB Nutter. This was a small bank that did a very poor job of marketing itself to its customers. I would hear from them 3 times a year. Once to send me a coupon book for the year, another to tell me how much interest I paid that year for my taxes, and another to tell me about how much money was in my escrow account. They never once tried to offer me a refinance. My current mortgage for my residence is with Countrywide. These guys know their stuff. They mail me a statement every month. And in every statement is an offer to refinance or get a line of credit, or insurance. They are always politely selling something. And if that weren't enough, they mail me every couple months or so more offers to refinance or tap some equity. But at least they are not as sneaky as World Savings Bank. One of my investment properties had one of their loans. They now have hooked up with the credit bureaus so that whenever someone with one of their loans gets their credit checked by a mortgage company or lender, they get notified. I like getting my credit checked every 3 months, and with my own mortgage company all it takes is a couple keystrokes of my computer. Imagine my surprise when I got a call at home from a World Savings rep asking me if I was thinking about refinancing. He told me he knew I had my credit checked by a mortgage company and that they were ready to give me a better offer then whatever I was getting, They have a whole division of telemarketers who do nothing but call their loan holders who are getting their credit checked by other mortgage companies. So even if you get a client a World Savings loan, and that client comes back to you later for a refi, you are now going to have to compete with World Savings for this customer. Pisses you off doesn't it? And you can bet that now that one lender is doing this, others will follow suit,. So what do we as mortgage brokers do about this? Simple, we form close relationships with our clients, that basically makes them immune to any sales pitch by any other lender or mortgage company. I call it the "silent force field". We need to use every tool at our disposal to make sure that once a person becomes a client we never let them go. I outline the "silent force field' completely in our Referrals on Demand product, but I will lay out some guidelines for you here. 1. You must stay in contact with them on a regular basis. Once a month minimum The easiest way to do this is through a monthly newsletter. Outsource this to a newsletter company and they will handle the production, printing, and mailing of the newsletter to your clients every month. 2. WOW your clients as soon as you can. Come up with a creative way to make a great impression on your clients. Here's an example. There is dentist in Australia who was tired of having customers be afraid to see him. So he completely changed his office. Now instead of a regular dentist office, it looks more like someone's living room. There is the aroma of fresh baked cinnamon buns in the air, (sugar free) that can be enjoyed with coffee or tea. There is no receptionist sitting there with the little window that they keep closing on you. This dentist now has a referral only practice, where the only way to work with him, is if you know someone who already works with him, and they give you a referral. 3. Get to know your clients and let them get to know you. Show your personality. Let them know about your family. Keep them informed about how your kids are doing in school. Remember, you do not want to seem like their bank. You want to seem like a family friend that happens to do mortgages. Have customer appreciation parties. Have house warming parties. Have a grand birthday party for yourself every year. Give yourself excuses to call your clients and get to know them socially. 4. Start a blog and write about whatever you want. Invite your clients to visit often and provide feedback. 5. Become a customer of your clients. If one of your clients owns a dry cleaners, get your clothes cleaned there. Reward them for doing business with you by doing business with them. 6. Get your clients to network amongst themselves. Create a referral club. Your dry cleaner client can go to your dentist client when his teeth hurt. And if you make the referral you look even better. These are just a few ideas to help you keep your customers. Electric Flight - the Best and Worst of Li-Po

By Bruce Bird What happened to that mosquito snarl that always seemed to accompany the sight of model airplanes? The answer is they're going electric and silent. Li-Po (Lithium Polymer or Li-Poly) batteries are rapidly becoming the standard power source for electric model airplanes. Li-Po batteries are smaller, lighter and hold more power than their predecessors (Nickel Cadmium and Nickel Metal Hydride). There are three specifications that need to be taken into consideration when making a Li-Po battery purchase for your electric model airplane. The voltage of the battery will tell you how powerful it is, the amperage rating will give you an idea how long it will last, and the burst/constant power rating will tell you how quickly the power will discharge. A major difference between Li-Po batteries and others available for RC model airplane use is that it is much easier to mistreat the battery thereby creating unsafe situations the consequences oc which can be dramatic. Li-Po batteries can be very dangerous if you dont follow all of the safe handling procedures set out by the battery manufacturers. In most cases, Li-Pos used for model airplanes come in two voltage ratings ratings; 11.1v and 7.4v. The rating dictates how many volts the battery will discharge to your brushless RC motor. Electric RC model aircraft motors themselves have ratings that relate to this voltage discharge specification. The voltage of a Li-Po battery is directly tied to the RPM output of a brushless motor in that a motor rated for 1000kvm will rotate 1000 times per minute for every volt it receives from the battery. In other words, a 1000kvm motor is capable of 7400 RPM when using a 7.4v Li-Po, and 11,100 RPM when using an 11.1v Li-Po. This information, combined with the prop type and weight of the plane gives you all the data needed to calculate the final thrust output of a given motor. The amperage rating of Li-Po batteries is rated in milliamp hours (mAh). This technical term describes how long the Li-Po will provide electrical power in much the same way that the size of the fuel tank on a glow powered airplane will dictate how long the engine can keep running. Typical electric RC model airplane flights can last 20%-50% longer when using Li-Po compared to other batteries. The larger the mAh rating, the bigger and heavier the battery will be. This is a major factor to take into consideration when putting together any electric RC model aircraft. Li-Po battery burst rates describe the output characteristics of the battery. Burst rates tell you how much power the battery is safely capable of discharging in one big burst. This number is often higher than the constant power rating. Once the burst of energy has been discharged, the constant power rating tells you where the power output will settle down to. Li-Pos come with very strict safety guidelines that tell you how to care for them. Charging rates, charging times, and damaged battery disposal procedures just to name a few. Damage to your RC electric model airplane can be avoided by following these guidelines. Properly matched brushless motors and Li-Po batteries can provide hours of clean and quiet flying enjoyment. Reading for Pleasure

By Gentry Ellis Ive always been a reader. As early as I can remember Ive enjoyed being mesmerized by a good book. Ive always loved the adages about books taking us on adventures or books being the route for escapism. Some of my fondest childhood memories are about books and reading. I grew up in a household with uncensored television viewing, yet I rarely remember the programs I watched. I can, however, truly reminisce about many of the books I read. During my fourth grade year I had a mediocre teacher and it was a difficult year on me socially. However, I remember our teacher reading us Summer of the Monkeys with enthusiasm over the course of a couple of weeks. She said it was a tradition that she always read this book to her class. Each day us students would ask her what happens next? and quickly finish up our assignments so we could get on to story hour. I loved that story and recently reread it as an adult. I cant wait to share it with my own kids in a few years. I think when you look at a persons bookshelves it tells you a lot about a person. If you look at my bookshelves you will see what kinds of foods I am passionate about cooking, how I get my gardening ideas, what parenting styles I support, and all the other terrific literature I love. You will see my hobbies, interests, and passions reflected in my library of books. They help transform my house into a home. They add heart and soul to my world. There are often books on my nightstands, coffee tables, bathrooms, all around my home. Im a reader. Its not uncommon for me to be reading more than one book at a time. Perhaps youll find a novel by my bedside, a parenting book in my bathroom, and a book on home design in my living room. Books are an acceptable and good form of clutter in my house. I am always shocked at how few people actually read. For many, its a quick newspaper or magazine article here or there but never a really good book. Even rarer are people who read the classics or poetry. I think literature is as important in the human experience as music, art, and most certainly television. If you are raising children and you want them to be avid readers, one of the best things you can do is become an avid reader yourself. Children learn by example and we are their role models. I encourage everyone to read moreeven if you feel you already read a lot. Try different kinds of reading and get to know your local library. I could never afford to buy all the books Id like so I have to rely on the library for much of my reading. I try to limit my purchasing of books to ones I will want to reference often such as cookbooks or hobby books. I do try to stock up on a variety of classic books. I think it is important to read the classics and I want my children to read them. I often will reread a classic every 10 years or so. I have a huge assortment of childrens books that are readily available for my son. Even with this, we try to visit the local library at least once a week. We both check out a lengthy list of books on a regular basis. Most libraries today have advanced and easy to use websites so you can put a list of books on hold and just pick them up quickly when you get to the library. Many libraries also have story times, book groups, and great reading lists for children or adults. Check with yours to learn about these free services. Libraries, like good parks, are a wonderful part of our country. One of my familys favorite outings is a trip to the bookstore. We particularly love the big ones that have nice childrens areas and a coffee shop inside. My husband and I take turns staying with my son in the childrens area (where he can easily occupy hours if wed let him) while the other one browses books or gets something from the caf. They make the mistake of trying to sell their high-end services without first developing a relationship with potential clients. The second mistake they make is to offer only a high priced service without any lower priced options. The theory behind the marketing and sales funnel - sometimes called a pipeline is that we offer something free at the top end of the marketing funnel, then a mid-priced option, and finally your highest priced services and products at the bottom of the funnel. If you picture your funnel with the wide end at the top and the narrow end at the bottom, you want lots of prospects at the top of your funnel.
